Schedule of Fees and Services Agreement
Accommodations, services, and care included in the base fee:
- 24-hour direct care staff for MC
- Three meals each day, plus snacks for MC
- Housekeeping and linen service twice per week
- Dynamic Life Enrichment programs
- Maintenance staff available for routine and emergency maintenance
- Electricity, water, sewer, standard cable television service, local and long distance telephone services, and Wi-Fi
- Scheduled van transportation within a 10-mile radius for medical appointments on Tuesdays & Thursdays
Amount of the base fee:
- Private Suite $8,270-$8,770
- Companion Suite $5,280-$5,780
- Deluxe Companion Suite $6,700-$7,200
- Deluxe Corner Companion Suite $6,800-$7,300
Additional accommodations, services and care not included in the base fee and the fee for each:

Amount of advance or deposit payment:
The Monarch at Coconut Creek requires a Community Fee equal to $3,000 which is used towards administrative and set-up fees and the Ambassador Program for all new residents.
Refund policy for advance or deposit payment:
A security deposit is not required during move in. The Community fee stated above is a one-time fee and non-refundable
Policy regarding increase in charges and length of time for advance notice on intent to increase charges:
Monthly Base Fee rates may be increased annually with at least 60 days advance written notice. Any other charges which are additional and above the all-inclusive Base Fee may be increased at any time upon written notice to residents at least 30 days in advance.
