Pet Policy
We do allow 1-2 small pets with ownership of a home under 30 pounds. Breed Restrictions apply.
Residency Eligibility
You can have a spouse, and/or significant other live with you if under age 55. Yes, grandchildren and guests are welcome to visit with you in your home under our 55+ restrictions.
Application Process
Each person purchasing or renting in Village Green MUST go through an application process to live in Village Green. There is a fee of $40 per person.
Ownership and Management
Village Green is owned and managed by Thesman Residential.
On-site Management
On-site management team is available 7 days a week from 8am to 5pm for tours of our property.
Clubhouse Hours
Clubhouse hours are 8am to 10pm 7 days a week.
Site Fee
With the purchase of one of our beautiful homes the site fee is $738 for a standard lot and $744 for a corner lot, monthly. This lot fee includes all the privileges we offer at our clubhouse. Site fee does not include water, sewer, and trash or lawn care.
Utilities
Add an additional $50.00 to $75.00 with the lot rent to cover water, sewer, and trash. Village Green monitors the usage each month. The resident will only be charged on the amount used in the home.
Lot Rent Increase
Lot rent increases every year. (an estimate “AVERAGE” OF 3% year)
Purchase Requirements
Once you find a home to purchase in Village Green, our requirement to take the home off the market is as follows: A $5,000.00 good faith deposit in the form of a cashier’s check or wire transfer. Our home is sold as is. If the buyer backs out of the signed Offer, the deposit is forfeited.

We have an amazing full-time activities director, Joanne Champagne, which keeps activities going 7 days a week. Joanne coordinates everything from daily morning water aerobics, morning coffee clutch and dine-out events. Trips to the Hard Rock Hotel and Casino shuttle just 30 minutes away from our community. Our residents can also come and relax in the Multimillion Dollar Clubhouse. We have everything you could want!
Amenities Galore
Shuffleboard Courts, Bocce Ball Courts, Card Room, Billiard Room with four top of the line slate tables. We have a large Ball Room that features a stage, dance floor, and full kitchen. The Ball Room is also where our parties and social events such as dances, karaoke, arts & crafts fair, and Sunday church services are held.
Our Craft Room is equipped with an industrial kiln for firing your painted ceramics! The Fitness Room features flat screens, treadmills, bikes, and weights. All machines are equipped with cable TV and iPod connections for your enjoyment. The library is equipped with internet access, and computers with a printer, and plenty of books and DVDs to check out. When you feel like soaking up the sun or just want to hang out with friends, come sit by our gorgeous, heated pool and spa.
