The entrance fee is a fixed amount and paid in advance. No adjustments or reassessments can be made once you have become a resident. The basic cost of residence at Deerfield consists of the entrance fee and a monthly service fee. An additional 5% will be added to the entrance fee for premium residences due to location and view. All other costs are incurred by choice. The monthly service fees are guaranteed until June 30, 2024.
Underground parking stalls are $70.00 per month upon availability.
No charge for surface parking.
Reservation Deposit
Ten percent (10%) of the entrance fee for the residence selected is due upon execution of the reservation agreement.
Entrance Fee Plans
Entrance Fee Options
Deerfield offers residents two entrance fee options with liberal refund policies. The first plan is the Traditional Plan and the second plan is the Capital Return Plan. The entrance fee is a fixed amount and paid in advance. No adjustments or reassessments can be made once you have become a resident. The basic cost of residence at Deerfield consists of the entrance fee and a monthly service fee. All other costs are incurred by choice. Entrance fees are subject to change without notice. The monthly service fees are guaranteed until June 30, 2024.
Traditional Plan
Deerfield residents selecting the Traditional entrance fee plan will receive a prorated refund upon termination of the resident’s agreement only if termination occurs within fifty (50) months of initial occupancy by resident at Deerfield. If this agreement is terminated during the first ninety (90) days immediately following occupancy, Deerfield will make a full refund of the entrance fee. If termination of resident’s agreement occurs after the first ninety (90) days of occupancy by resident, (the trial period) and prior to the end of the fiftieth month of occupancy, the amount of the refund due to resident or resident’s estate will be the entrance fee paid less a one percent (1%) processing fee and less an additional two percent (2%) per month for each month of occupancy at Deerfield by resident.
Capital Return Plan
Deerfield residents selecting the Capital Return entrance fee plan will have 90% of the fee returned within 90 days of moving out of independent living. This arrangement is unique to Immanuel Communities as there is not the requirement of reselling the residence before entrance fees can be refunded. No matter how long one resides at Deerfield, this guaranteed and timely return of assets allows the resident or the resident’s beneficiaries, to plan for future decisions.
