Our monthly rent includes:
- Dining points to spend on delicious chef-prepared meals in your choice of two restaurants - Ovation and the Social Club. There are a variety of menu selections as shown on the attached menus. In addition, our Chef prepares weekly specials.
- All utilities, including air conditioning, trash removal, water, and electricity.

- Basic extended Cable
- Maintenance
- 24-hour concierge service
- Transportation-we have scheduled transportation with our community van, plus 3 round trip Lyft rides per month within a 10-mile radius ordered through our concierge.
- Lifestyle programs-7 days a week! 8 activities a day! See attached April activities calendar!
- Weekly housekeeping
No buy-in is required. Our Community Fee is $5,000 (one-time only). Other fees may include:
- Second occupancy fee for couples ($200)
- Pet Fee one-time only $1000 fee.
