Primary Fees

Independent Plus Services
For Independent Living Residents that need assistance with Activities of Daily Living, The Palms at Sun City offers Independent Plus Services.
Concierge / Private Companion
$28 per hour, 30-minute minimum
To include, but not limited to, meal preparation in apartment, additional housekeeping services, companionship, organization, moving assistance, clerical assistance, tech support, etc.
Supportive Services
$28 per hour, 1-hour minimum
To include, but not limited to, assistance with bathing, getting dressed, grooming, incontinence management, transfers, etc.
After-Hours Transportation
$35 per hour, 2-hour minimum
Transportation to appointments, shopping, errands, social events, etc.
Pet Care Services
$28 per hour, 30-minute minimum
Including, but not limited to, dog walking, litter changes, feeding/watering, etc.

For a second occupant in Independent Living there is an additional $600 per month added to the base rent. For Assisted Living it as an additional $850 per month to the base rent.
Additional care options can be provided for Independent Living via Independent Plus which can vary in cost based on individual needs.
Assisted living residents receive a care assessment prior to move-in which is provided by our Health & Wellness Director. This is done to determine eligibility based on the type and level of care needed. Those care needs and their subsequent costs are in addition to the base rent of the apartment.
There is a one-time $2800 community fee.

Overview of Professional Staff and Training
We have a very seasoned staff with many years in senior living with all of the training that is included, there is ongoing training monthly.
Safety and Well-being Measures
For our Independent side, all apartments are behind a gated, fenced electric parking lot. Our Assisted side does wellness checks every two hours and all building doors lock at dark. All exterior doors are locked at all times (residents have a key). There is a safety pendant given to IL residents and AL residents have a pendant as well as two emergency pullcords in their room.
Resources for Transitioning into the Community
We have a group of Ambassadors that partner with new residents to help them mesh into community life. It usually takes around 1-2 weeks before it feels like home.
Transportation Services
Yes – M-F 9-3 and Sunday mornings for church.
Dining Experience
It is restaurant style with a full breakfast from 6:30-3 and Lunch/Dinner from 12-6.

Complaints go directly through the front desk. And it will be directed to the appropriate Director.

Independent Living
Our Independent Living options offer a wide variety of floor plans that are some of the most spacious in area amongst our peers. Along with the apartment, the following amenities are included with your monthly rental rate:
- All utilities including cable and Wi-Fi Internet access (excludes land line phone)
- Hot breakfast and choice of lunch or dinner daily (dietician approved menu)
- Housekeeping every other week
- All maintenance of apartment
- Transportation within a 10-mile radius
- Heated pool and spa, expansive library, arts & crafts room, billiard room, and more.
- 24-hour concierge
- Numerous social and recreation programs
- Month-to-month lease terms

- On-site beauty salon / barber
- Pet friendly community
- Our residents also qualify for membership with the Sun City Recreation Centers (https://suncityaz.org/recreation/)

Independent Plus
Many Independent residents utilize our Independent Plus program (IP). This is our in-house supportive care group which offers tailored services for those that need care such as medication management, assistance with bathing and dressing, and more. IP is ideal for people that need some help periodically (or on a scheduled basis) with daily tasks they are having challenges with. However, those challenges do not warrant the need for 24-hour care.
Our IP Director speaks to residents individually to make sure they can provide all the assistance needed. They can provide cost estimates based on the needs of each person. The use of IP can help maintain and prolong independence as much as possible.
Assisted Living
In our state licensed Assisted Living section, there are increased services and amenities in standard residency (along with those previous listed) including:
- 24-hour staff
- Personalized care programs
- Three meals per day
- Laundry of linen and clothing
- Emergency in-room pull cords
- True roll-in showers
- Access to both Assisted Living and Independent Living services and common areas
For admittance into Assisted Living, our Health and Wellness Director (HWD) performs a health and needs assessment prior to move-in. We also have a Physicians Health Statement (PHS) report completed by a potential resident’s physician for medical history and directives. In addition, we require a Tuberculosis and COVID-19 test prior to move-in. This information allows our HWD to properly gauge the level of care needed for each individual. Based on that level, a care cost is added to the base rent of the apartment.
