Apartments with Services
Attic Angel’s Residential Care Apartment Complex (RCAC) is made up of 74 apartments with programming that encourages lifestyle independence. Each apartment features a full kitchen, accessible bathroom and shower, washer/dryer, 1 or 2 bedrooms, generous closet space and window treatments. Fee-based services are available as needed to meet specific health and safety needs. Rental may be arranged through a straight monthly fee agreement or through a life lease. Health Center
The Health Center, a CBRF (Community Based Residential Facility), features 44 private suites for individuals seeking a respite stay or requiring long-term care. All have accessible bathrooms and a friendly, welcoming environment. Some suites feature European-style zero-entry showers. Household Apartments
Attic Angel’s 56 Household apartments are part of a Residential Care Apartment Complex (RCAC) that is managed by a registered nurse. Each unit offers a kitchen area, separate or studio bedroom area, accessible bathroom and shower and window treatments. Made-to-order breakfasts are served in our cheerful country kitchens, and a neighborhood-style dining room offers a selective menu for lunch and dinner. Prairie Point
Attic Angel Prairie Point is a beautiful neighborhood of curved streets and 123 ranch-style homes for worry-free independent living. It combines the security of belonging to Attic Angel’s Life Plan Community, with the independence of living in your own two- or three-bedroom home featuring private entrances, attached garages and full or partial basements. Your investment is secure with a “life lease” payment structure that guarantees 90 percent of the residency fee returned when your home is re-leased to a new resident. A low monthly service fee covers neighborhood security, maintenance, amenities at Attic Angel Place and more. Prairie Point home prices range from $350,000 to $750,000. Overview of Professional Staff and Training
We have Resident Services/Caregivers, CNA’s who are licensed, as well as RN’s who manage each living setting. They have ongoing training, in services, and more. For more specifics, I would direct you to our Resident Services Director Kim Blum. (kimberly.blum@atticangel.org)
Resident Safety and Well-being Measures
All individual living settings/apartments within our main building have call lights. There is someone on staff in the building 24/7. There is also an option to request a necklace-style call button with our add-on services. We also have a daily check-in option for our Segoe Heights Residents (Independent Apt’s w/ Services). Again, for more specifics, please direct to Kim Blum.
Resources and Support for Transitioning Residents
We do have a Welcome Program with various steps to help acclimate residents as they settle into our community. It involves being greeted on the first day or two with a welcome gift, follow up visits with staff including our social workers, life enrichment team members, caregivers, and more. They also receive multiple/ongoing invitations to gatherings and events.
Transportation Services
We do have a weekly shuttle that takes residents to the grocery store and Walgreens. We also have a volunteer-led medical transportation team that provides rides for appointments to residents who are able to independently get in and out of a vehicle. These would set up ahead of time with this team. We also have periodic trips and outings.
Dining Experience
We have several dining opportunities. We have our Arbor Café that is open for breakfast and lunch. We also have our Terrace Restaurant that is open for dinner- currently for carry-out and regularly scheduled, special themed dinners. These options are open to all levels, however, the levels other than Segoe Heights (aka Independent Apt’s) as they have full kitchens, have dining right in that setting for all 3 meals. They can choose to eat in their apartment or join together in the large dining room on each floor.
Resident Complaint and Issue Resolution
We do have regular resident forums lead by differing members of leadership including our CEO. Residents are also encouraged to talk to specific staff members relating to the issue they may be having. We always aim to resolve things quickly and work with other departments as needed.

Communication with Residents' Families
We have a regular monthly newsletter that is for residents and their families, employees, Angel volunteers, etc. We offer regular care conferences allowing residents and loved ones to come together with our care staff to discuss questions, concerns, health changes etc. If there are health changes we stay in close communication with families to update them and collaborate with our resident’s physicians.
Short-term or Respite Stays
We do offer short term respite stays. The cost depends on the level/area that is needed. A 28 day charge would be paid up front, with a minimum of 14 days, but if the stay is less than 28 days, a prorated refund would be issued. Please see documents attached re: Respite.
Pet-Friendly Community
We are pet-friendly! The resident would need to be able to care for the pet independently. We do have a $250 pet deposit due at the time of signing the contract.
Waitlist Information
We are on a waitlist for some living settings such as Prairie Point, Segoe Heights Apt’s and The Haven. Gorham Glen/Health Center and Households/Bryant Ridge may have some immediate availability.
Prairie Point Community Overview
Prairie Point Community is comprised of independent homes that are at least 2 bedroom, 2 bathrooms, and the majority have a two car attached garage. The majority of units are duplexes, although there are some stand-alone units, as well as two 4-plex and a 5-plex. The homes range from about 1375-2350 sq ft. on the main level, and some have finished basements. The prices depend on a variety of factors, but range from about $375,000 upwards of $700,000+ for the largest units.
Life-Lease Structure
The life-lease is structured as so: Upon closing, the resident will pay the full amount of the home. After the resident gives a 90 day notice to vacate the unit, 90% of their initial investment is then refunded once we re-lease the unit to the incoming resident. There is also a corresponding monthly fee that covers maintenance, lawn care, snow removal, appliances, plumbing, mechanicals, etc. The monthly service fee is currently $995/month. Prairie Point residents are property tax exempt. Each household would pay a monthly fee of $75 for municipal services. We also have a $75/month Facility Fund that goes towards replenishing the existing reserves.
Levels of Service at Attic Angel Place
We have a full offering of life plan settings here at Attic Angel. Among the amenities included in Sego Heights-Apartments with Services would be a bi-weekly housekeeping appointment (and a load of laundry), free transportation to medical appointments, quarterly Nursing assessments, a storage unit, access to our wellness center and classes, salon, studio, programs and more. Utilities are included (with the exception of a land line phone). Each apartment includes a full kitchen. We do include a $200 monthly meal credit ($300/couple) that can be used for dining in our Terrace Restaurant or Arbor Café. Staff is always available 24 hours a day in the event of an emergency. In this level of service, residents can add on services that can be scheduled, such as medication management, assistance with bathing, dressing, grooming, etc.
All of our settings offer the benefit of being part of non-profit organization with a network of nearly 400 Angel volunteers, welcomed access to our many wellness & Life Enrichment opportunities, indoor and outdoor maintenance, and more!
Bryant Ridge/Households
Bryant Ridge/Households is what you may think of as more traditional assisted-living. They are all one bedroom apartments, and include three meals a day, housekeeping, laundry, bed-making, trash removal, etc. in addition to the other amenities of the facility that are included for the Apartment residents. We do have couples that live in this area. Residents in the Households receive one of our three levels of care that allows each person to only pay for the services they need. Each apartment has a call light button in the bedroom and the living room, so residents can call for help 24 hours a day, and a caregiver will respond. This is a big difference between the Apartments and Households. We have immediate availability in this level.
The Haven
We then have our Haven, which is assisted-living with a memory care focus. It is very program-based, with lots of activities for the mind and body geared towards those with dementia. They are all private studio style rooms with private bathrooms.
Gorham Glen/Health Center
Our highest level of service is our Gorham Glen/Health Center, which is higher needs assisted-living. We can provide care to those undergoing short-term rehabilitation or needing long-term health care. They are all private, studio style rooms with private bathrooms.
We do a nursing assessment prior to move in as well to make sure the living setting is a good fit for their needs and criteria is met. One important and comforting note is that once people are residents here at Attic Angel, they have priority access to the other levels of service.
